Plan a deck for your Denver home
The most useful deck is not always the largest one. It has room for the furniture you actually own, a comfortable route between doors and stairs, and a place to sit where you want to spend time. Start with those activities before settling on a shape.

Planning decks
Start at the door. Consider how people will move between the interior, the deck and the rest of the yard. A grill, a dining table and lounge furniture can consume more usable space than a sketch suggests. Map their positions before settling on the footprint.
Shade, privacy and views influence where people will actually sit. So does the route to the stairs. Think about carrying food outside, moving furniture and reaching the garden. If you want a covered area, built-in features or a later addition, raise that possibility while the structure is being discussed.
Replacing deck boards and building a new deck are not equivalent scopes. The supporting structure and connections need their own consideration. Existing framing should not be assumed suitable simply because the visible boards are being changed. A deck inquiry is a good time to discuss whether structural review or framing work belongs in the project.
Ask about the care associated with the materials being considered. Appearance in a sample is only one part of the choice. Cleaning, exposure, the feel underfoot and the owner's willingness to maintain the surface all belong in the discussion. Record those priorities instead of deciding solely from a color chart.
Plan the space below the deck.
An elevated deck leaves another space beneath it. Decide whether that area will remain open, provide access to the house or have a separate use. Storage, a lower seating area and a passage to the yard have different expectations for light, clearance and protection from water.
If keeping the area below dry is a project goal, identify it explicitly in the scope. Do not assume that deck boards alone provide a roof for whatever sits underneath.
Preparing for your decks project
Photograph the house from the yard and the existing deck from several angles. Include the door, stairs, ground below and any visible concerns. Let the project team establish which existing elements can be retained; a surface replacement and a complete rebuild are different proposals.
If you expect to add a cover, special equipment or built-in features later, mention them now. Those plans may affect decisions made during the initial design. Ask what the deck proposal includes for drawings, material selections, required review and the condition of the surrounding yard when work is complete.

Can existing deck framing be reused?
That depends on its condition and suitability for the proposed work. Do not assume the structure is reusable because only the boards appear worn. Include that question in the project review.
Should I choose decking before the layout?
A material preference is useful, but the footprint, circulation and structural approach should be discussed together. Selecting a color alone does not define a deck project.
Can the deck be planned around my furniture?
Yes. Share the dimensions of tables, seating and other items you intend to use. Include room to move around them and to reach the stairs.
